A Diamond In The Rough In Regina

We are currently considering writing an offer on a nice three-level split level house in Regina which has easy access to the airport and downtown. Most of the flooring upstairs has been redone, but the kitchen and the main bathroom need some serious updating. The bedrooms are decent, in need of closet doors and one of them in need of new flooring. Basement needs some ceiling work and new carpeting throughout.

The exterior is challenging this time of year with 2-3 feet of snow on the ground. The fence appears to need some minor repair and fresh paint. The exterior walls look good. Of course we can’t see the roof at all, so have to rely on the listing agent’s comments and we have no idea what yard work will be necessary once we can see it toward the end of April.

We are estimating $25,000-$30,000 in renos with an after reno value of $300,000. Let’s see if we can pick this one up for $220,000!
