When we purchase properties our exit strategy is key. We must know before going into a project if we intend to re-sell the property after the renovations (an active transaction), or hold and rent (a passive transaction).


If we are planning on selling immediately after the renovations are complete, analyzing sales data of the most recent sales of similar homes in the area is important. We need to be sure that once we re-list, the home will sell quickly.


Most recently our Real Estate Market of Interest for active purchases has been throughout Saskatchewan. For example, a nice home in need of repair and updating in rural Saskatchewan was purchased for $256,000. After completing $45,000 of renovations in 10 weeks, the property was re-sold for $360,000 quickly after the work was complete – generating a 16% return for our investors in just 4 months. Annualized – that’s a 48% return on investment. Not too shabby.
